Terms and Conditions for Student Lettings
1. Introduction
These Terms and Conditions govern the rental agreement between the Landlord/Letting Agent ("we", "us", or "our") and the Tenant ("you", "your") for student accommodation located in the United Kingdom. By signing a tenancy agreement or booking accommodation, you agree to these Terms and Conditions.
2. Eligibility
- - You must be a registered full-time or part-time student enrolled in a recognised educational institution.
- - Proof of student status may be required at the time of booking.
3. Booking and Deposit
- - A holding deposit is required to secure a property. This is typically deducted from your first rent payment or converted into a tenancy deposit upon move-in.
- - The tenancy deposit will be protected in accordance with a government-approved tenancy deposit protection scheme (e.g., DPS, MyDeposits, or TDS).
4. Rent Payments
- - Rent is payable in advance on a termly or monthly basis, as outlined in your tenancy agreement.
- - Late rent payments may incur interest or late fees as specified in your contract.
- - All payments must be made through approved channels and in GBP.
5. Tenancy Agreement
- - A legally binding Assured Shorthold Tenancy (AST) or Licence Agreement will be issued.
- - The agreement includes terms regarding rent, duration, notice periods, and responsibilities.
- - Early termination is only permitted under specific conditions and may incur fees or require a replacement tenant.
6. Property Use
- - The property must only be used as a private residential dwelling for students.
- - Subletting, hosting parties, or engaging in illegal activity is strictly prohibited.
- - Reasonable care must be taken to maintain the property in good condition.
7. Repairs and Maintenance
- - You must report any damage or maintenance issues promptly.
- - We are responsible for ensuring that the property meets all safety, health, and legal standards.
- - Tenants may be charged for damage beyond reasonable wear and tear.
8. Utilities and Services
- - Unless otherwise stated, tenants are responsible for the cost of utilities including gas, electricity, water, and internet.
- - Some properties may include bills within the rent—this will be clearly outlined in your agreement.
9. Inspections
- - Periodic inspections may be conducted with at least 24 hours’ notice to ensure the property is being maintained.
- - Emergency access may be required without notice in urgent situations.
10. End of Tenancy
- - You are responsible for leaving the property in a clean and tidy condition.
- - A final inspection will be carried out, and deductions may be made from your deposit for any damage or cleaning required.
- - All keys must be returned on or before the tenancy end date.
11. Liability
- - We are not liable for any loss or damage to personal belongings.
- - It is your responsibility to arrange adequate contents insurance.
12. Governing Law
These terms are governed by the laws of England and Wales. Any disputes arising from these Terms and Conditions will be subject to the jurisdiction of the English courts.
Contract start date is 13th September, Contract end date 6th September International students welcome. All Rooms are provided fully furnished with a small double bed, wardrobe, study desk, chair and an en-suite facilities. Free Wi-fi and all bills are inclusive. In house Launderette with washer dryers free to use for all residents. Accommodations are only a short walk from the Waterside Campus. Monthly communal space cleaning provided.
Premium room package upgrade includes a smart TV, mini fridge, microwave and a kettle at an extra cost of £10 per week.
